Overall RoleThe Construction Site Manager will oversee the delivery of multiple projects simultaneously.
They will ensure that developments are delivered on time, on budget and of the highest quality.
The Construction Site Manager will serve as the focal point of management and communication and oversee all parties working on a project. Responsibilities will extend through all stages of a project.
The construction site manager is primarily responsible for advocating our best interests by over-seeing the project construction manager, general contractor and miscellaneous vendors during each phase of vertical construction.
Responsibilities
Provide day to day leadership, professional guidance, direction and oversight to consultants and contractors to ensure developments are delivered on time, on budget and of highest quality.
Oversee and direct the construction teams including architects, engineers, and other construction and building specialists to deliver the projects, and promptly addresses all operational issues regarding the projects.
Assist with selecting the appropriate consultants through an RFP process.
Including, but not limited to, planner, architect, contractor etc.
Assist with planning approvals, NEMA, NCA registrations, as needed.
Ensure that the contractor and their subcontractors are properly insured at all times.
Review plans and specifications for suitability, safety, building code compliance, fire code compliance and future maintenance issues.
Ensure that the contractor is submitting appropriate documentation and record-keeping.
Review RFI’s to ensure contractor and consultants are providing thorough and efficient responses, and that RFI responses are being forwarded to/from the appropriate parties; advise the company of RFI’s that may incur additional cost and/or scope change prior to implementing work.
Ensure all permits are procured and copies are on site.
Ensure all local requirements are satisfied and sign board is accurate.
Make sure that the budget is maintained without compromising the quality or integrity of the project.
Perform on-site inspections for quality of workmanship, quality of materials, conformity with plans & specifications, code compliance, on-site safety, project schedule versus progress, and general progress of the construction project.
Maintain observation reports/logs including work description, work methods, contractors on site, weather conditions, observations, photos, etc.
Attend toolbox and construction meetings with contractor, architect, and major subcontractors that are on site.
Provide daily and weekly updates.
Review all test reports and ensure they are in compliance with specifications (compaction, concrete, welds and other required tests).
Develop a preventative Operations & Maintenance plan for post construction.
Minimize schedule delays.
Ensure quality construction.
Make sure communication between all parties working on the project
is per communication plan.
Compare subsequent cost estimates prepared by the designer and/or construction manager at risk to the baseline budget, notify us of any variance and recommend solutions to reduce or eliminate cost increases.
Standardize and document quality control guidelines and measures, including method statements and material tests.
Set and standardize project templates and project team communication plan.
Develop a detailed project schedule, updated daily, and report any variations to the company.
Maintain accurate and comprehensive legal and project management documentation including regulatory approval, consultants and contractors contractual agreements
If actual progress varies from the baseline schedule, consult with the architect, contractor and construction manager at risk and make appropriate recommendations to either achieve or revise the original schedule.
Identify potential problems during design development.
Make recommendations for design, cost, quality or schedule improvements.
Inspect completed work, develop snag lists in coordination with the architect, track and confirm completion of snag-list items.
Person Profile
Masters or Bachelor’s degree in architecture, civil engineering, construction science or property development & real estate management field.
10 + years of relevant work experience in property construction; at least 1/3 of that should be in senior project management.
Strong, energetic, goal-driven leader able to motivate and mobilize others, whether in-house staff members, consultants or contractors, to meet high standards and the required performance that the project demands.
Demonstrated technical expertise and ability to identify and mitigate risk on projects and manage such projects from ground-breaking to completion.
Good computer literacy and experience with project management applications - Microsoft Project & Excel
Demonstrated network of professional and reliable service providers.
Energetic, ambitious and proactive.
