ResponsibilitiesOversee all property development projects from planning to property design to construction and handover within specified timelines/workplan.
Represent client and the company’s interests.
Coordinate feasibility studies and project budget preparations
Drive and coordinate with all stakeholders on property design
Lead the acquisition of statutory building licenses and approvals.
Monitor construction costs versus budget and drive cost control measures.
Establish a project plan and track project milestones reporting variations to planned versus actual timelines.
Effectively manage the construction site including the construction workers, vendors, and engineers to avoid accidents.
Ensure property health and safety measures are in place at construction sites and measures are adequately followed.
Take responsibility for quality control of all construction materials delivered.
Prepare and deliver milestone completion reports to clients and senior management.
Submit period reports tracking project milestones, costs, and risks analysis.
Ensure periodic supervision/inspection by an external member(s) of the project development team to authenticate the project.
Prepare and present monthly progress reports to the Principal Partner
Act on behalf of landlords/property owners to lease/rent properties, communicate with tenants and manage properties.
Lead the negotiation of property management fees and conclude agreements with clients.
Attract tenants by marketing and advertising vacancies and obtaining referrals.
Meet with prospective tenants and conduct inspections; monthly, bi-annual, or as established for the particular property.
Review offers from tenants in line with agreements with landlords/property owners.
Take responsibility for tenant, guarantor, and referral profiling.
Ensure proper KYC on client and proper checks that protect the firm against money laundering in line with SCRUM.
Ensure confirmation of all necessary documents including the execution of tenancy agreement by both parties
Follow up on rental payments from tenants serving notices at stipulated times to ensure tenancy tenue isn’t breached.
Ensure proper handover of keys to tenants in accordance with established handover procedures and Standard Operating Procedures
Drive periodic inspection of all properties including bi-annual, pre-vacation and post vacation inspections.
Lead team to ensure proper maintenance and repair of all properties.
Ensure regular and routine correspondences with tenants meeting set timelines.
Oversee the maintenance of properties by liaising
with facility managers and property development team, investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting renovations and vacant units.
Coordinate team to ensure timely and proactive communication of rent renewals,
Coordinate team to ensure timely and proactive communication with clients/property owners on rent reviews,
Coordinate team to ensure timely and proactive evictions as required, anticipate possible issues on-time, and liaise with our legal advisers to ensure eviction process is in line with laws with no gaps on our end.
Provide Management with routine updates on all properties being managed by the firm.
Stay abreast of rental rates.
Establish rental rates and rental reviews through market research, market surveys and keep landlord/property owners abreast on an annual basis.
Conduct routine property inspections.
Establish new business partnerships with landlords/business partners and evaluate existing relationships periodically.
Requirements
B.Tech / B.Sc in Estate Management or any related field
Certification in Nigeria Institution of Estate Surveyors and Valuer is an added advantage.
2-3 years’ experience as a Property Manager in the real estate industry
background in law and working experience in the real estate industry
