Development Management Associate Job in Kenya
Job purpose: To create ownership and investment opportunities in Real Estate by opening up new real estate development frontiers, locally and regionally, across various customer segments so as to ensure continuous delivery of quality, affordable environmentally sensitive and customer specific real estate and in turn grow the company’s income basket.
Principal AccountabilitiesLead all parts of the investment process, including conducting detailed market analysis, due diligence on pipeline projects, investment recommendations and updates and exit as follows:
Originate joint venture opportunities so as to address the supply side of the business
Assess the viability of prospective property developments and carry out due diligence for investment
Coordinate market analysis for prospective property developments
Identify and recommend optimal operational and funding structures for our projects
Prepare and present project investment briefs for approval by management and Investment Committee
Liaise with project management to ensure project designs meet market needs
Open up new opportunities for property sales and mortgage sales for successful exit from developments
Lead and coordinate tenant, buyer and off taker engagement
Lead and coordinate successful exit from developments
Regularly update all project stakeholders on project progress
Manage relationships between the company and its development partners
Maintain a network of prospective financers and investors in company properties
Advise the management of trends in the Real Estate sector in support of the company’s strategy
Seek out various alternative building technologies so as to provide environmentally friendly and affordable building solutions
Working Relationships
Internal: Peers, Division Head and GMs
External: Land owners, customers, service providers, institutional investors and off takers including SACCOs and Pension Funds, JV Partners, investors
Dimensions
Funded and non-funded revenue contribution as per set targets
Expected Minimum Qualification
Education: Degree in commerce/Finance, Real Estate, building related studies and/ or a project management qualification e.g. Prince 2 or PMP. Comprehensive understanding of project analysis and financial models is mandatory. An appreciation of financial reporting will be an added advantage.
Experience: Minimum of 3 years prior experience in originating
and structuring large property development projects.
Experience in evaluating equity and mezzanine investments in Real Estate projects will be distinct advantage.
Technical and General Competencies:
Possess very good report writing skills
Should have a strong appreciation of the contemporary and technical issues in the real estate sector/construction industry
Ability to structure real estate transactions using financial models and create investment cases for approval by management and board of directors
Strong communication skills, both verbal and written as well as strong interpersonal skills
Should have excellent presentation skills
Abreast with the change of the regulatory environment
Should be innovative possess business acumen and financial skills
Experience in engaging with external stakeholders or policy makers in some professional capacity; applicants with experience in the property industry are encouraged to apply
Computer skills including thorough knowledge of Microsoft word, Excel, PowerPoint, Internet/Email
Leadership and management skills; proven ability to lead projects and teams to achieve results and to meet or surpass objectives
High level of attention to detail and proven organization skills
